Step by step

  1. Send your request

Use the quote form or call. Say whether the home is on a slab, crawl space or basement, what you have noticed and roughly when it started. A photo of the worst crack helps.

  2. We match you with local companies

We pass your request to independent foundation repair, crawl space or waterproofing companies that work in your area. We usually reply the same day. No fee, no obligation.

  3. Schedule the free evaluation

Each company contacts you directly to set a visit. Clear access to the crawl space hatch, basement walls and the exterior perimeter before they arrive.

  4. The company evaluates the foundation

A representative walks the exterior, checks interior cracks and door frames, takes floor elevations and looks inside the crawl space or basement. This is a sales estimate, not an engineering opinion.

  5. Review the written quote

Compare pier count and depth, load testing, warranty terms, who pulls the permit and whether an engineer's letter is included. Get a second quote if the scope is large.

  6. Decide on an engineer's report if warranted

For a home sale, a dispute or a repair plan you want checked, hire an Alabama-licensed professional engineer for an independent report before you sign.

What happens at a company's evaluation visit

Most companies send a representative for a free evaluation and quote.

Outside

They walk the perimeter looking for stair-step cracks in brick or block, gaps at the slab edge, separation at window and door trim, a leaning chimney, and where downspouts and grading send water. They will often ask about drainage history, since NOAA normals show December as the wettest month at 5.87 inches.

Inside

They check which doors stick, where drywall has cracked, and whether floors slope. Many take a floor elevation survey with a laser or manometer and sketch the readings on a floor plan. Ask for a copy.

Under the house

In a crawl space they look at piers, girders, joists, moisture on the soil and wood, standing water and insulation. In a basement they check wall cracks for width and direction, bowing, efflorescence and any existing drain or sump. Slab homes get a look at plumbing penetrations and the slab edge.

The proposal

Most companies present a quote the same day or within a few days: a drawing with proposed pier locations, a count, a price and warranty language. It is a sales document. A second visit from another company is worth scheduling before you compare.

What to have ready

  • Photos of the cracks or sloping areas, with something for scale, and any photos from past years that show change.
  • The home's age and foundation type if you know it. Slab, crawl space and basement homes are all built here.
  • Any past repair paperwork, pier warranties or engineer's reports, including from previous owners.
  • Where water goes: downspout extensions, sump history, which rooms get damp in winter.
  • Your questions: pier count and depth, load testing, warranty term and transfer, who pulls the permit, and the company's HBLB license number for jobs over $10,000 (check it on the HBLB lookup before signing).

Permits. In the City of Huntsville a permit is required when labor and materials exceed $250 or any structural work is involved (Inspection Department FAQ); the contractor pulls it and must hold a City of Huntsville business license. Ask whether the City will want an engineer's letter. The City of Madison's residential permit application has "Repairs" and "Foundation Only" permit types. Unincorporated Madison County (Harvest, Meridianville, Hazel Green, New Market, Toney) requires permits for work of $1,000 or more, per the county's published summary. In Athens and Decatur, permits vary by city; your contractor confirms with the building department.

When to get a professional engineer's report

An engineer's report or engineered repair design comes only from an Alabama-licensed professional engineer (PE); a contractor's free evaluation is a sales estimate, not an engineering opinion. National guides put a PE report at $300–$1,000, up to $3,000 for complex cases. It is worth the fee when you are buying or selling (Alabama is a caveat emptor state for used homes, so buyers should get their own evaluation and, where warranted, a PE report), when two quotes disagree sharply on scope, when a lender or buyer asks for a letter, or when the City asks for one with the permit. See foundation inspection and engineer's reports and the cost guide, or request your free quote to start. This is general information, not legal advice.
