Get a Free QuoteDo foundation repair companies need to be licensed in Alabama?
Alabama requires a Home Builders Licensure Board (HBLB) residential home builder license for any repair to a home when the cost exceeds $10,000 (Ala. Code §34-14A-2(16)). The HBLB says work that affects structural integrity needs the unlimited license, not the limited one, and licensees must show their license number in advertising and contracts (§34-14A-7). Jobs under $10,000 need no HBLB license. Ask for the number and check it on the HBLB lookup before signing.
Do I need a permit for foundation repair in Huntsville?
In the City of Huntsville a permit is required when labor and materials exceed $250 or any structural work is involved (Inspection Department FAQ); the contractor pulls it and must hold a City of Huntsville business license. Unincorporated Madison County requires permits for work of $1,000 or more, per the county's published summary. In Athens and Decatur, permits vary by city; your contractor confirms with the building department.
Is foundation repair covered by homeowners insurance?
Policies differ, and we cannot tell you what yours covers. Ask your insurer what your policy covers before you sign a repair contract, and ask the repair company to write its findings in a way you can share. If a claim question is in play, a report from an Alabama-licensed professional engineer gives everyone an independent description of the damage and its likely cause.
Can you sell a house with foundation problems in Alabama?
Yes. Alabama is a caveat emptor state for used homes with no statutory seller disclosure form, but §6-5-102 makes suppression of a material fact fraud where there is a duty to speak. The Alabama REALTORS helpdesk describes health-or-safety, fiduciary and specific-inquiry exceptions, so answer buyer questions fully. Buyers should get their own evaluation and, where warranted, a PE report. This is general information, not legal advice.
How much does foundation repair cost on a house?
National guides from This Old House (2026), Bob Vila (2024), HomeGuide (2026) and Angi (2026) put a typical project at $2,200–$8,100, with severe settlement at $20,000 or more. Huntsville directory averages range from about $2,700 to $6,709 depending on the source. These are estimates, not quotes. Our cost guide breaks the numbers down by pier, crack, square foot and linear foot.
How much does it cost to level a house?
HomeGuide (2026) lists $1,000–$3,500 when shims and jack adjustments bring floors back, and $10,000–$20,000 when underpinning with piers is needed. A whole-house lift and level runs $20,000–$23,000 (This Old House, 2026). Slabjacking a sunken slab section runs $500–$1,300. A floor elevation survey at the evaluation visit shows which category applies. See house leveling and piers.
How much do helical piers cost, and how many do I need?
Helical piers run $2,000–$4,000 each installed, about $3,000 typical, versus $1,000–$3,000 for steel push piers (HomeGuide and Angi, 2026). The count depends on the length of settled wall and the loads, so ask each company to show pier locations on a drawing and to explain how depth to rock affects the price. Two quotes with different counts are a reason to ask questions, not to pick the cheaper one.
Is crawl space encapsulation worth it?
It depends on what the crawl space is doing. Huntsville averages 54.29 inches of rain a year (NOAA 1991–2020 normals), with the wettest months in winter, and the crawl space homes built in the 1950s–70s ranch belt often show damp wood and standing water. Encapsulation runs $3–$10 per square foot, a vapor barrier alone $2–$4. Ask the company what moisture readings it took and what each item solves. See crawl space repair.
Is foundation repair permanent?
Piers driven or screwed to competent bearing are designed to stop further settlement of the sections they support, and companies back that with written warranties. Repairs do not change the soil or the drainage around the house, so settlement can appear elsewhere, and cosmetic cracks can reopen. Ask for the warranty in writing: term, what voids it, whether it transfers to a buyer and any transfer fee.
How is foundation repair done?
It depends on the diagnosis. Settled footings are stabilized with steel push piers or helical piers driven to bearing and bracketed to the footing, then lifted if the structure allows. Sunken slabs are raised with slabjacking or polyurethane injection. Cracked walls are injected with epoxy or polyurethane; bowing walls get carbon fiber straps, steel beams or anchors. Crawl spaces get jack posts, sistered joists and moisture control. Our foundation repair page explains each.
What time of year should a Huntsville foundation be repaired?
Companies work year round. NOAA normals show September as Huntsville's driest month (3.49 inches) and December the wettest (5.87 inches), so clay shrinks in late summer and swells in winter. Dry years such as 2007 (28.65 inches, the driest on record) and 2016 (0.47 inches in September) opened cracks that wet years closed. Measure movement over a season before deciding, unless doors and floors are changing quickly.
Is a foundation inspection free, and is it an engineer's inspection?
Many companies offer a free evaluation as part of a quote, and that visit is a sales estimate. An engineer's report or engineered repair design comes only from an Alabama-licensed professional engineer (PE), priced by national guides at $300–$1,000 and up to $3,000 for complex cases. For a home sale, a dispute or a second opinion, the PE report is the independent document. See inspection and engineer's reports.
How much does foundation crack repair cost, and can I use a kit?
National guides put crack repair at $250–$800 per crack, with professional epoxy or polyurethane injection at $800–$1,500. A kit can seal a hairline, non-moving crack that only leaks. Stair-step cracks in block or brick, horizontal cracks and cracks that widen over a season point to movement, and sealing them hides the evidence. See crack and wall repair.
Can a sinkhole open under my house in Huntsville?
The Geological Survey of Alabama says many areas of north Alabama are underlain by carbonate rocks such as limestone, and lists triggers that include naturally dissolved voids, drainage problems, heavy loads at the surface and drops in the water table from drought or pumping. Huntsville itself was founded around Big Spring, a karst spring. No specific local event is documented in our research; if you see sudden depressions, ask for a geotechnical soil report.
What questions should I ask a foundation repair company?
Ask for the HBLB license number on jobs over $10,000 and check it on the HBLB lookup. Ask who pulls the City of Huntsville permit and whether the City will want an engineer's letter. Ask for pier count and depth, how piers are load tested, and the warranty in writing with transfer terms. Ask what is excluded. Then request a second quote and compare the two line by line.
