How foundation settlement shows up in Huntsville homes

The usual symptoms: stair-step cracks running through brick or block mortar joints, diagonal cracks that start at the corner of a door or window, doors that stick in one season and swing freely in another, a gap opening between the slab edge and the bottom of the siding or brick, floors that slope toward one side of the house, and a chimney that has started to lean away from the wall it was built against.

The pattern matters more than any single symptom. Huntsville's climate swings between a wet winter and a dry late summer: December is the wettest month at 5.87 inches and September the driest at 3.49 inches, inside a 54.29-inch annual normal (NOAA 1991–2020 normals, Huntsville International Airport). Clay subsoils shrink in the dry stretch and swell again in winter, so cracks that open in October and close by March are following that cycle. The dated extremes: 2007 was the driest year on record at 28.65 inches, September and October 2016 brought only 0.47 and 0.77 inches, and 2020 reached 70.52 inches, Huntsville's fourth-wettest year, per the UAH Alabama Climate Report, as summarized.

Soil type sets how much a lot moves. NRCS SSURGO data lists Barfield and Decatur as Madison County's two largest soil series: Decatur, the familiar red clay, rates low to moderate for shrink-swell, Barfield rates high and the Colbert series rates very high. About 17.5 percent of Madison County acreage is in soils with a high or very high shrink-swell rating; in Limestone County the figure is about 1.3 percent.

Slab, crawl space and basement foundations

Slab, crawl space and basement homes are all built here, and each type fails and gets repaired differently.

Slab-on-grade

Common in post-2000 subdivisions. Settlement shows as slab cracks, separation at the slab edge and diagonal cracks in brick veneer. Repairs are usually push or helical piers under the footing, slab piers, or slabjacking for an interior slab that has dropped.

Crawl space

Typical of pre-1980 housing; 30.1 percent of Madison County's units were built before 1980 (ACS 2024 1-year). Problems include sagging floors from undersized or decayed joists and beams, interior piers that have sunk or tilted, and block perimeter walls that have cracked. Repairs range from shimming and adding jack posts to sistering framing and underpinning the perimeter. See crawl space repair and encapsulation.

Basement

Poured or block basement walls carry the load of saturated soil in the wet months, which can produce horizontal cracks, bowing and leaks. Repairs combine drainage with carbon fiber, steel or wall anchors; see crack and wall repair and waterproofing.

How a repair method gets chosen

  1. Evaluation

The contractor's representative measures floor elevations with a level or manometer, maps the cracks, checks drainage and downspouts, and looks under the house or around the basement. This is a free evaluation and sales estimate, not an engineering opinion. An engineer's report or engineered repair design comes only from an Alabama-licensed professional engineer (PE).

  2. Cause before cure

Dry-season shrinkage, heave from poor drainage, a plumbing leak under a slab and a failing crawl space beam each call for a different fix. A good estimate names the suspected cause.

  3. Method and scope

Push piers driven to bedrock or load-bearing strata, helical piers screwed to a torque target, slabjacking, crawl space jacks and beams, wall reinforcement, or drainage corrections alone. The written quote should list each pier location, the depth assumption and what happens if rock is deeper than expected. Compare approaches on house leveling and piers.

  4. Permit and paperwork

In the City of Huntsville a permit is required when labor and materials exceed $250 or any structural work is involved (Inspection Department FAQ); the contractor pulls it and must hold a City of Huntsville business license. The City of Madison's residential permit application has "Repairs" and "Foundation Only" permit types. Ask whether the City will want an engineer's letter.

Licensing: what Alabama requires

Alabama requires a Home Builders Licensure Board (HBLB) residential home builder license for any repair to a home when the cost exceeds $10,000 (Ala. Code §34-14A-2(16)). The HBLB says work that affects structural integrity needs the unlimited license, not the limited one, and licensees must show their license number in advertising and contracts (§34-14A-7). Jobs under $10,000 need no HBLB license. Ask for the company's HBLB license number and check it on the HBLB lookup before signing. The HBLB Homeowners' Recovery Fund (up to $30,000 per transaction) applies only when the builder was licensed.

Piering, underpinning, wall stabilization and house leveling affect structural integrity, so for those jobs over $10,000 the number shown should belong to an unlimited license. More in our post on the Alabama foundation repair license.

What foundation repair costs

Typical national ranges from This Old House (2026), Bob Vila (2024), HomeGuide (2026) and Angi (2026): estimates, not quotes.

ItemTypical range
Foundation repair, overall project$2,200–$8,100 (national average about $5,000–$5,200); severe settlement $20,000 or more
Steel push pier, installed$1,000–$3,000 each (about $2,000 typical)
Helical pier, installed$2,000–$4,000 each (about $3,000 typical)

Pier count, depth to rock and access drive the final number, which is why written, itemized quotes from more than one company matter. Our Huntsville foundation repair cost guide breaks the line items down further.

Questions to settle before you sign

  • Ask for the HBLB license number and check it on the HBLB lookup.
  • Ask for the warranty in writing: term, what voids it, whether it transfers to a buyer and any transfer fee. Alabama has no statute on foundation-warranty transfer; it is contractual.
  • Ask your insurer what your policy covers.
  • For a large or disputed repair, ask whether an independent PE should review the plan first; see foundation inspections and engineer's reports.

Foundation repair FAQ

What are the first signs of foundation settlement in a Huntsville home?

Common early signs are stair-step cracks in brick or block, diagonal cracks above door and window corners, doors and windows that stick or swing on their own, gaps between the slab edge and the wall, sloping floors, and a chimney pulling away from the house. One sign alone is not proof of settlement; a pattern of several, especially after a dry autumn, is worth a professional look.

Does a foundation repair company need a license in Alabama?

Alabama requires a Home Builders Licensure Board (HBLB) residential home builder license for any repair to a home when the cost exceeds $10,000 (Ala. Code §34-14A-2(16)). The HBLB says work that affects structural integrity needs the unlimited license, not the limited one. Jobs under $10,000 need no HBLB license. Ask for the company's HBLB license number and check it on the HBLB lookup before signing.

Do I need a permit for foundation repair in Huntsville?

In the City of Huntsville a permit is required when labor and materials exceed $250 or any structural work is involved (Inspection Department FAQ); the contractor pulls it and must hold a City of Huntsville business license. Unincorporated Madison County requires permits for work of $1,000 or more, per the county's published summary. Athens and Decatur permits vary by city; your contractor confirms with the building department.

How much does foundation repair cost in Huntsville?

National guides put a typical foundation repair project at $2,200 to $8,100, with a national average of about $5,000 to $5,200; severe settlement can run $20,000 or more. These are typical national ranges from This Old House (2026), Bob Vila (2024), HomeGuide (2026) and Angi (2026), estimates, not quotes. The written, itemized quotes you receive are what matter.

When is the best time of year to repair a foundation here?

There is no bad season, but timing follows the climate. Huntsville's driest months are August through October (September averages 3.49 in.), when clay shrinks and new cracks show; December is the wettest month at 5.87 in. (NOAA 1991–2020 normals, Huntsville International Airport). Companies often see the most calls after each extreme. Getting quotes before the busiest stretch gives you more scheduling choice.
